On the A38 between Buckfastleigh and Ivybridge,
take the A3121 exit towards Ugborough and Ermington.
Past Ermington fork right on the A379 towards Yealmpton and Plymouth.
Take the first turning on the left signposted to Holbeton and Battisborough
After 2 miles, at Battisborough Cross turn left towards Mothecombe.
In 200yds the road bends to the left, at that point continue straight on.
You will see the B&B sign on the side of the road.
Follow this road then take the first fork on the left.
Watch out for the speed bump, then continue on down and we are on the right.
